Prospective Tenants who require a work permit may not sign a lease until the work permit has been issued; a temporary permit is not sufficient. We will happily show you a range of rental properties for your consideration, but to avoid disappointment, we recommend that you do not commence negotiations until you know your Work Permit has been issued.

Landlords
In preparing to rent your property you have taken the first important step by considering Joy Lusher Real Estate Ltd. to assist in finding just the right tenant under terms and conditions acceptable to you. Our services include:
  • Provide current information to Landlords regarding the rental market
  • Advise on preparing your property for rent
  • Market through our website and the media
  • Schedule appointments
  • Conduct showings and represent your rental premises professionally and accurately
  • Work on a co-brokerage basis with all other Agencies to ensure maximum exposure to prospective tenants
  • Prepare a rental agreement and, once approved, obtain Landlord and Tenant signatures
For The Tenant
Upon signing a lease, the Tenant will be required to pay a security deposit which is equivalent to one month’s rent - this is a holding deposit until commencement of the lease at which time it becomes a damage/breakage deposit, plus the first month’s rent, and 50% of the Stamp Duty payable on the lease (shared equally with the Landlord). Stamp Duty is calculated as 1.05% of the aggregate rent for the first 3 years (or less) of a lease term along with $27.00 for the second copy; any term exceeding 3 years will be calculated at 0.5%.

For The Landlord
The landlord can elect to work with an Agent on a Finders Fee basis.

Finders Fee
A Finder’s Fee is the equivalent of one month’s rent and is payable upon commencement of the lease. Agent responsibilities under a Finder’s Fee include:
  • Marketing
  • Showing the property to prospective tenants
  • Preparation of the rental agreement
Listing Categories
Sole Listing
The Landlord undertakes to list with one Agent only. The Sole Agent will work on a co-brokerage basis with other Agents. Should a rental result through a co-broking Agent, a Finder’s Fee commission will be shared in accordance with the guidelines established by the Real Estate Division of the Bermuda Chamber of Commerce.

Open Listing
The Landlord chooses to list with multiple Agents. Whichever Agent is successful in securing a Tenant will be paid the full commission.
