For The Landlord

The landlord can elect to work with an Agent on a Finders Fee or Management basis.


Finders Fee

A Finder’s Fee is the equivalent of one month’s rent and is payable upon commencement of the lease. Agent responsibilities under a Finder’s Fee include:
  • Marketing
  • Showing the property to prospective tenants
  • Preparation of the rental agreement


Management

The management fee is an upfront payment due at commencement of the lease of the equivalent of the first month’s rent, plus thereafter 7.5% of the monthly rental amount payable each month for the term of the lease. Agent responsibilities under management include:
  • ​Marketing
  • Showing the property to prospective tenants
  • Preparation of the rental agreement
  • Inventory
  • Inspection of the premises prior to commencement and upon expiration of the lease
  • Liaising between Landlord and Tenant on essential maintenance requirements
  • Payment of service invoices and providing monthly statements to the Landlord
